For those age 55+, Klines Resort offers a variety of comfortable, low maintenance homes in a range of styles and prices. It’s your home, so you can decorate and fix it up as you please. Yards are small and easy to maintain, yet offer plenty of opportunity for the green thumb. Resort crews assist with leaf pickup, curb-side yard waste pickup, and tree trimming.
Better yet, living at Klines Resort is affordable. Site rent includes water, sewer, trash and recycling as well as road maintenance and street lights. Taxes are minimal: just $3 per month on the manufactured home, plus a personal property tax assessment on your home’s leasehold improvements. Residents enjoy access to beautiful Portage Lake and to the Resort’s facilities and amenities, without the costs and taxes typical of owning lakefront property.
For snowbirds and seasonal residents, a “snowbird discount” applies to any month your home is vacant between November and April. Our winterizing service makes coming and going easy, while neighbors and park patrol volunteers keep an eye on things while you are gone.
Your guests of any age are welcome! Take the grandkids fishing, invite your friends to a concert or pancake breakfast, or reserve the fireside room for a birthday party. Our annual “Kid’s Fun Day” is a highlight for many age 12 and under. Not enough room? Your friends and family can reserve a campsite and bring their own “guest bedroom” when they visit.

Manufactured home sites come in 3 site categories with 3 possible parking arrangements. Rent steps up an additional $10 per month for each site category.
Our smallest sites have on-street parking. Since these are our original sites they are typically closer to the lake. Homes on these sites are either newer models or well-maintained older models, usually with one bathroom and 1 or 2 bedrooms.
These make up the majority of the resort’s home sites. Homes on Cherry Oak St. have off-street parking under carports, while the remainder have on-street parking or access to rental garages on an alley. Both single and double section units are available.
Klines Resort was developed in a number of phases beginning in the late 1960’s. Our newest neighborhood – North Beach Loop – was completed in 2005. Over the years, many homes have been extensively remodeled, upgraded, or replaced. As a result, our homes include a wide variety of ages, sizes, styles, and amenities, and are priced accordingly.
Each home is unique and includes a variety of leasehold improvements, such as carports, garages, sheds, heated additions, porches, and decks. Since manufactured homes are designed for year-round living, homes are equipped with a natural gas furnace and a heat tape on the water supply. Appliances may be gas or electric.
All homes placed “For Sale” at Klines Resort are inspected by management to insure they meet requirements for health, safety, condition and appearance. Certain improvements may be required as a condition of sale. Copies of the inspection reports are available from the office. You may also elect to hire an inspection or appraisal of the home as part of your due diligence prior to purchase.
With the variety of homes in the community, there’s something here for just about everyone. A manufactured home allows you to live comfortably all year, or any part of it. But if you are looking for a strictly seasonal (summer) home, park models are another option you should consider.
